Delivering More Advanced Housing through Prefabrication and Modular Construction

Written by:

Prefabricated apartment buildings, multifamily, senior living, dormitory and student housing projects of all sizes are on the rise.

Scioto Peninsula – One at the Peninsula

The idea of prefabricated and modular multifamily housing and apartments, as well as mixed-use buildings, is not a new one, but factors like escalating material costs and a lack of available workforce have driven the industry toward a construction process transformation.

Design, engineering and manufacturing process advancements have brought increased use of pre-assembled components and assemblies, fitted on-site to finished mid-rise and high-rise structures. Off-site construction presents opportunities for higher quality, speedier and more efficient delivery, reduced building costs, and better integration of products and processes.

Mammoth offers several technologically advanced systems and panels that are optimal for projects like prefabricated apartment buildings, multifamily housing, or even dormitory and student housing projects. This more efficient and effective process works on projects of all sizes, from tens to hundreds of units.

Utilizing prefab and modular components creates a more conducive build process with fewer points of contact which streamlines budgeting, negotiation, design and ultimately zoning approvals. For prefabrication of load bearing systems, added electric, water and sewer chases for mechanical, electrical, plumbing, and environmental systems makes MEP coordination more efficient, and provides an added opportunity for integrating sub-assemblies.

Panelized Non-load Bearing Building Enclosures

Historically prefab and modular construction options have included bland façade options with limited customizable function and features. With elevated technologies and engineering headway, fully unique and tailor-made building enclosure panels can match any design aesthetic while incorporating hi-tech functionalities. This offers owners, designers, and developers the opportunity to use more inspired or neighborhood consistent cladding and façade designs, adding curb appeal to attract interest from buyers and renters.

Panelized Load Bearing Flooring and Wall Systems

Wood framing is typically not permissible over five stories and traditional red iron or concrete structures amass high weight and cost, therefore making CFS framing ideal for structures.

Mammoth creates design-build custom engineered and manufactured load bearing wall and floor structural shell packages. These systems are delivered in order of installation sequence, in coordination with MEP’s. Gypcrete or concrete is poured once erected, and requires less poured material than a typical slab construction.

Buildings utilizing prefabricated shells can achieve heights up to 12 stories or 180’ in compliance with International Building Code.

Modular Prefabricated Building Components

Mammoth Prefab coordinates with firms to provide panelized load-bearing structural flooring and wall system assemblies for use in tier 1 facilities for final unit assembly and finishing. This allows for fully designed, manufactured, and assembled units to be stacked on-site to mid- and high-rise structures.

Project’s utilizing these prefabricated building techniques are quickly increasing, with success stories including Church + StateRowan University, and The Hub.
